While 461 Dean retail still awaits tenants, major retail space across Flatbush Avenue has leased

Walking around on the night of a Brooklyn Nets game Nov. 19,  I was reminded that the retail space at the corner of Flatbush Avenue and Dean Street, part of the 461 Dean St. tower, remains un-leased.

It's been five years! There's surely enough foot traffic, especially on event days. But for whatever reason--unreasonable rent levels? tenant concern about crowds?--nothing's happened. That flank of Flatbush has been ill-fated: none of the arena retail spaces survived, and they've all been recently consolidated into an expanded team store.


Meanwhile, across the street, at the more recently arrived building dubbed Heritage Dean Street, the retail space at the intersection is operated by the dental chain Tend. (There's still retail space in the building up Flatbush.)

That's taken a while; I noticed leasing in January 2019, and saw signage for Tend in July.
