Coming to ground-floor retail at Heritage Dean Street across from 461 Dean and arena: tend, a dental "studio"

Well, it looks like Heritage Dean Street, the residential building on the northeast corner of Dean Street and Flatbush Avenue, across the street from 461 Dean Street (part of Atlantic Yards/Pacific Park) and the Dean Street entrance to Barclays Center, is finally getting a tenant for a good portion of its retail space.

As the signage indicates, tend, a dental "studio" chain with offices in New York City, Washington, and (soon) Boston, is taking much of that first floor. 

Three of the ten New York City offices are listed as "coming soon," and Prospect Heights isn't even mentioned.

As shown in the photo at left, there's still some ground-floor retail space available at the southeastern end of the building along Flatbush.

What's notable is that multiple ground-floor spaces at 461 Dean have not been rented, though the building opened to residents at the end of 2016, and the location seems primed for foot traffic.

Are/were the owners--originally developer Forest City Ratner/Forest City New York, now Principal Global Investor--asking for too much?

Do the crowds of arena attendees lining up in front of the retail space to wait to go in the Dean Street entrance of the Barclays Center make potential tenants uneasy?

Unclear. But it is also notable that operators of the arena were unable to steadily rent out the retail spaces along Flatbush, and recently expanded the team store, now called Brooklyn Style, to occupy most of that frontage.
