The first large new building along Atlantic Avenue, albeit not within Community District 8, is set to open soon, and the affordable units have entered the city's Housing Connect lottery system , with the deadline closing next week. The 29-story building (plus a four-story addition) previously known as 809 Atlantic Ave. or 550 Clinton Ave. is being marketed as 539 Vanderbilt Ave. for the affordable units). It's 312 feet . For the market-rate units, the address is 545 Vanderbilt Ave. and it's being marketed as The Axel , though no market-rate units are yet available. (The lowest price category for inquiries is $2,000-$3,000. The building promises "over 30,000 square feet of unrivaled amenities.") The breathless YIMBY (Yes in My Backyard) web site keeps up on incremental changes in construction projects. Foundations Underway For Pacific Park’s 595 Dean Street In Prospect Heights, Brooklyn , published 2/9/21, reminds us that foundation work has begun at the siblings 615 Dean St. (B12) and 595 Dean St. (B13), built by TF Cornerstone. From YIMBY: "Excavators are carefully digging between the below-grade walls on both long dirt ramps that lead up to the sidewalk and toward the very bottom of the building’s foundation level along the southern edge of the rectangular property,. Also spotted on site was steel rebar protruding from an outline of the inner core. At this pace, excavation will likely be mostly complete by the spring ."  (Emphases added) Note that a TF Cornerstone rep last month said  excavation should be complete at the end of the winter or early spring. It's unmistakable. A tall neighbor to the Atlantic Yards/Pacific Park footprint, 550 Clinton Avenue, is more than halfway toward its 29-story height, steadily rising at the northeast corner of Atlantic Avenue and Vanderbilt Avenue, ultimately stretching east to Clinton Avenue. Photo Nov. 20, 2020 At the center of my photo at right, taken from Dean Street between Carlton and Vanderbilt avenues, the new rental tower is only about 14 stories, dwarfed in perspective by the closer 550 Vanderbilt Avenue condo building. The new tower will be 312 feet, while 550 Vanderbilt is some 202 feet, but add 40 feet for mechanicals . The tower will have its retail component along Atlantic to Clinton. Directly catercorner to the new tower is the future B10, at 313 feet , at the northeast corner of the Pacific Park site. A large lot at the southeast corner of Vanderbilt Avenue and Atlantic Avenue, currently home to a drive-through McDonald’s and across from the Atlantic Yards/Pacific Park complex, is destined to become a high-rise building and, likely, to face contentiousness regarding its scope. The exact plans for the building--as well as the full story behind Vanderbilt Atlantic Holdings--remain murky so far, as the formal land-use process has not begun. But the developers have been quietly lobbying on the project, known as 840 Atlantic Avenue. Separately, the proposal, described as a 19-story building, got a preliminary public airing at a July 23 meeting of the Community Board 8 Land Use Committee. The plan, as described secondhand and not confirmed by the developer, for 19 stories would not only exceed the limited current zoning at the McDonald's lot, it likely would conflict with CB 8’s  framework  for a significant though more modest upzoning in North Crown Heights/Prospect Height...

Apparently the plan to build a tower catercorner to the northeast corner of the Atlantic Yards/Pacific Park site (as I wrote about in January, with more back story) has been revised, the biggest changes regarding repairs to the historic Church of St. Luke & St. Matthew on Clinton Avenue, notes Curbed . But the 29-story, 312-foot tower at Vanderbilt Avenue and Atlantic Avenue, designed by Morris Adjmi Architects, will be tweaked too, according to  revised plans  (bottom) to be assessed today by the Landmarks Preservation Commission. As Curbed notes, the very modern tower will twist a little prominently as it rises, and the materials now more closely resemble its semi-near smaller neighbor, 550 Vanderbilt Avenue, not across the street, but a block away, below Pacific Street : "The new building’s facade will now be made using a lighter precast concrete, and the metal used for the window frames will be darker." Rendering by Morris Adjmi Architects helpfully includes vaportecture to represent future B10 It's Atlantic Yards/Pacific Park-adjacent, and clearly influenced by it. As reported by the Brooklyn Daily Eagle (and then NY Yimby and Brownstoner) , a 29-story, 312-foot residential tower is slated to built at the northeast corner of Vanderbilt Avenue and Atlantic Avenue, with the retail component stretching east along Atlantic to Clinton Avenue. That's one block from the extant 550 Vanderbilt (202 feet, but add 40 feet for mechanicals ), aka B11, and catercorner from the future B10, at  313 feet , at the northeast corner of the Pacific Park site, requiring a deck over the railyard. It's a sign that, as predicted, Atlantic Avenue, a wide boulevard, would start seeing more height and bulk--though in this case, more than expected, thanks to a clever strategy.
