At Brooklyn Crossing (B4, flanking arena), first five market-rate units listed; prices comparable to Plank Road; middle-income "affordable" lottery awaits

Ok, the first tranche of market-rate rentals have been listed on StreetEasy for 51-story B4 (18 Sixth Ave., Brooklyn Crossing), the largest of the Atlantic Yards/Pacific Park towers so far. It's at the northeast corner of the arena block.

It's a huge building, with 858 apartments, 600 of them market-rate, and 258 middle-income units to appear on the city's Housing Connect lottery at some point in the next weeks.

No discounts--yet

None of the five units come, as of now, with discounts, a practice at the catercorner B15 (662 Pacific St., Plank Road), both marketed by The Brodsky Organization. (Brodsky built B15, and partnered with master developer Greenland Forest City Partners on B4.)

But the prices are somewhat comparable. For example, a two-bedroom at B4 is listed for $6,470, while those at B15 list for between $5,795 and $7,200, some of them with discounts, as shown below.

The one-bedrooms at B4 list between $4,140 and $3,910, while those at B14 list for between $5,143 and $3,875, some of them with discounts.

The apartments at B4 will be available on Jan. 4, 2022, a Tuesday, according to the StreetEasy listings. Note that the description from StreetEasy, at left, omits any mention of Pacific Park. After all, the "park" is far away, in distance and time.

Most units have a lower net effective rent, with two months free over 16 months: two-bedroom units, $6,857 to $6,000 and $6,057 to $5,300; one-bedroom units, $5,143 to $4,500, $4,743 to $4,150, $4,514 to $3,950, $4,416 to $3,890, $3,914 to $3,425; studios, $4,114 to $3,600, $3,714 to $3,250. 

Two units have listed price reductions but not lower net effective rent.

According to graphic at right, from the Brooklyn Crossing web site, prices may go as low as $2,900, and exceed $7,000.

There's also an option for those interested in "middle-income housing," with no details yet.
