I wrote May 4 (link) that the 461 Dean (B2) tower was finally filling its second and last retail space, just next to the secondary entrance to the Barclays Center, with the juice bar Pure Green, which also sells smoothies and bowls.
The opening, apparently Sept. 14 (according to a Google review), is more than seven years (!) after the building opened to residential tenants.
Just to the west, at the corner of Flatbush Avenue and Dean Street, the first (and larger) retail space was leased to Just Salad by late 2022. The first Yelp review was Jan. 13, 2023.
It's unclear why this all took so long, but it could be the landlord's desire to get both high rents and lower-risk "credit tenants." Original developer Forest City Ratner in March 2018 sold 461 Dean to Principal Global Investors.
It's also possible that the location, sometimes blocked by lines of arena ticketholders, might have deterred some tenants.
But Pure Green may see it as an opportunity.
