Finally a tenant for the major retail space at 461 Dean, at Flatbush (& next to arena): Just Salad. It's been six years. Emergency boiler truck remains outside.

After six years or so, the major wedge-shaped ground floor space at 461 Dean Street, at the corner of Flatbush Avenue adjacent to the Barclays Center, finally has a tenant: the local fast-casual chain Just Salad. 

The chain's signage is up, and its website says "Coming Soon," though the construction permits last through March 2023.

That leaves a smaller retail space (867 square feet) east of the building's residential lobby on Dean Street, with 33 feet of frontage, still available, as shown in this document from real estate firm CBRE, also at bottom. That's closer to the arena's secondary entrance,

Building changes

The building, constructed by original Atlantic Yards developer Forest City Ratner as the nation's tallest modular tower, was plagued by delays, launching in December 2012 and finally opening in late 2016. 

Though Forest City had announced it would build all the towers via modular construction, it wound up selling 70% of the project going forward to Greenland USA--a subsidiary of Shanghai-based Greenland Holdings--and then all but 5% to Greenland, which decided to proceed with conventional construction.

Parent Forest City Realty Trust sold the building to Principal Global Investors in March 2018, and--oddly enough--the building still apparently has its problems, with an "emergency" boiler truck lingering outside on Dean Street since last winter. See photo below.

Why the delays

As I've pointed out, as the retail just across Dean Street at Flatbush has been rented out (by the dental chain Tend), it's unclear why the spaces at 461 Dean have been so slow to rent.

Were the landlords asking for unreasonable rent levels?  

Were potential tenants concerned about arena crowds that sometimes wrap around Dean to Flatbush to enter the arena? (That would presumably impact the smaller space more.)

But it just seemed odd that such a highly-trafficked corridor would not get a tenant. 

Then again, none of the arena's retail spaces on Flatbush survived, and they were all consolidated into an expanded team store.
