An email from Brooklyn Magazine includes this sponcon (sponsored content), THE INIMITABLE 595 DEAN ST HAS SOMETHING FOR EVERYONE, regarding the two-tower project otherwise known as B12/B13, including:

This impressive space boasts a brand-new public park, flexible layouts, a deluxe suite of indoor and outdoor amenities, and the latest Chelsea Piers Field House & Fitness Center. Seriously, what’s not to like?
Note: it's two buildings, not one.

Hmm, nearly two acres of privately operated, publicly accessible open space does not a park make. Nor will residents' lives necessarily be serene if and when the railyard immediately to the north is platformed, supporting three towers and the lion's share of the promised 8 acres of open space, as suggested in the graphic below.

So, what exactly are the specs for this new living space? Glad you asked. Developed and managed by TF Cornerstone and designed by Handel architects, 595 Dean St is an attractive two-tower development that encompasses 798 airy studios, sleek 1-bedrooms, and plush 2-bedroom rentals. Anchored by a public park and plaza designed by Matthews Nielson Landscape Architects—aka, the award-winning team who brought Little Island to life—gives lush greenery to bustling Brooklyn communal surroundings. In fact, there’s nearly two acres of public park and plaza space (and that includes a gem of a playground with an interactive water feature!), a dog run, picnic seating, and hundreds of feet of lushly landscaped green space for the public to lounge and play in. The development also provides 455 additional parking spots and a massive Chelsea Piers Fieldhouse & Fitness for a myriad of offerings geared toward all ages and curiosities.
It's an open question as to how those 758 total parking spots, all accessible through a single entrance on Dean Street (under the 535 Carlton tower) just east of Carlton Avenue, work out, given past backups with the existing 303 spaces.

Affordable housing

Note: 595 Dean does not yet have... a lottery for the "affordable housing" units, which are aimed at middle-income households--yes, a discount off market rents but hardly serving those who marched for the project. (The lottery will surface on the city's Housing Connect site.)

The lottery, which precedes a months-long application and vetting process, was expected to launch in March or April, which means tenants in the income-targeted units will move in after the market-rate move-ins begin in May.
