As "Rents are Roaring Back," middle-income "affordable" units at 535 Carlton still come with incentives

Well, if Rents Are Roaring Back in New York City, as the New York Times proclaimed 3/7/22, there are apparently some exceptions: income-restricted "affordable" units aimed at middle-income households who have other options and/or don't want to go through the vetting. 

(Or, perhaps, are wary of living next door to current construction and likely future construction.)

In fact, units at 535 Carlton Avenue are offering incentives to households earning up to 165% of Area Median Income (AMI), which is for a segment much better off than most Brooklynites.

A two-bedroom, two-bath apartment is listed on StreetEasy at the announced $3,223 rent, with one month free, which generates a $2,954 Net Effective Rent.

Such units are rent-stabilized, so even if they return to the $3,223 rent set in 2016, which apparently has not been increased (?), increases would be capped by the limits set annually by the Rent Guidelines Board.

As of 2016, at least, the income eligibility ranged from $111,949 to $149,490, depending on household size.

A studio is listed on StreetEasy at $2,137, with 1.5 months free, leading to a Net Effective Rent of $1,870.

According to the housing lottery ad, income eligibility, as of 2016, was $74,606 to $104,775. 

Interestingly, studios are allotted to one person, though it's not uncommon for couples to live in a studio.

Though not listed on StreetEasy, several other middle-income units at the building are available via the 535 Carlton web site, with incentives.

The building offers the following amenities:
- Free same-day delivery service for groceries, pet supplies, and home goods

- Terrace with community garden
- Sky lounge with pool table, games, and communal TV
- Laundrette on each floor
- Fitness center
- Childrens playroom
- Bike room
