Two-tower 595 Dean said to open, but renderings of open space don't match reality. Rent levels cited by YIMBY don't match (yet), either.

Based on the most recent Construction Update, it looks like the two-tower 595 Dean complex, previously slated to start welcoming residents in May, is coming into fruition, with the sidewalk reopened, and plans to start planting trees.

Based on a posting on New York YIMBY yesterday, TF Cornerstone Opens 595 Dean Street In Prospect Heights, Brooklyn, the building is already open.

Though YIMBY's marketing copy, coupled with renderings (rather than photos), cited "open green space, benches, and native plantings," my visits to the site in the past few days suggest much work remains, as shown in the photos.

Units and pricing

Based on the building's StreetEasy page, current listings are available this Friday, April 7, though there are 11 "previous rentals" that indicate they're no longer on the market and presumably available to be occupied.

"The building opens with market-rate net effective rents starting at $2,998 for studios, $3,800 for one-bedrooms, $5,486 for two-bedroom one-bathroom layouts, and $6,036 for two-bedroom two-bathroom layouts," according to YIMBY.

Maybe that pricing will be applied to units yet to be put on the market, but the cheapest net effective rents I could find were $3,103 for a studio, $4,056 for a 1-BR, $5,757 for a 2-BR 1-BA, and $6,362 for a 2-BR 2-BA.

One YIMBY commenter offered, "Also, is this a paid advertising or an editorial post? I can’t tell." 

There was no response, but my sense is that this is unpaid, it's just that YIMBY dutifully conveys press releases.

The publication quoted what was surely a press release:

“Like all of our projects, 595 Dean Street was developed with a focus on enlivening and catering to the local community,” said Zoe Elghanayan, principal and senior vice president at TF Cornerstone. As our Brooklyn portfolio expands, we’re excited to bring much-needed, exquisitely designed, constructed, and managed housing to Prospect Heights, and look forward to welcoming new residents to our largest ground-up residential project in Brooklyn.”

The YIMBY commenter added, "That’s cool, but when are they finally going to start working on decking the tracks??"

The answer, of course, is not anytime soon, and it's not TF Cornerstone's responsibility--it's the job of master developer Greenland Forest City Partners.
