From the latest Construction Update: belated announcement of TCOs at 662 Pacific; leasing at 18 Sixth will start in early January

The latest Atlantic Yards/Pacific Park Construction Update (bottom), covering the two weeks beginning Monday, Nov. 29, was circulated 11/23/21 at 12:22 pm (lead time) by Empire State Development (ESD) after preparation by Greenland Forest City Partners.

There are only a few changes from the previous update. Nobably, regarding 662 Pacific St. (B15, aka Plank Road, the document states that "TCOs [Temporary Certificates of Occupancy] have been issued for the building and residents have begun to move into the building."

Of course, I reported weeks ago that residents were in the building, which already got TCOs in October. So the announcement via the Construction Update was a little late.

Also, outside B15, "Permanent sidewalk work continues along Pacific, Sixth & Dean with anticipated completion by the end of December 2021." 

Similarly, outside 18 Sixth Ave. (B4, aka Brooklyn Crossing), "Permanent sidewalk work has been initiated along Sixth Avenue."

B4 has gained a Temporary Use Permit from the Department of Buildings, according to the notice, and leasing activities will begin in early January. (No mention, however, of apparently delayed lottery for the 258 affordable units, which represent 30% of this very large building.)

As interior construction continues, the first TCO is anticipated in the fourth quarter of the year.

After-hours work continues

Regarding after-hours work at B4 (18 Sixth Ave.), the Construction Update accurately lists weekday work 5 am to 10 pm, and Saturday work 9 am to 5 pm. There are no after-hours variance for Sunday, but work could potentially be from 9 am to 5 pm.

Regarding after-hours work at B15 (662 Pacific St.), the document accurately cites weekday work 6 am to 10 pm, Saturday work 9 am to 5 pm, and Sunday work 9 am to 5 pm.

Regarding after-hours work at B12 & B13, the document accurately states weekday work hours are 6 am to 6 pm. It also says "Saturday work from 9 AM – 5 PM will continue," though no permit for next Saturday has been issued yet.

Tomorrow's permit is from 9 am to 5:30 pm, as were for 11/20/21, 11/13/21, 11/6/21, 10/30/21, 10/23/21, 10/16/21, 10/9/21, and 10/2/21, despite information to the contrary in the Construction Update. A small difference, but not unimportant. And they know better, because I've pointed it out.

Remember, such after-hours work allows the developers to meet their schedule. That takes priority over neighborhood impacts.
