461 Dean tower finally getting a second (and final) retail tenant: juice bar Pure Green, adjacent to Barclays Center's Dean Street entrance

More than seven years after opening, the ill-fated modular tower 461 Dean Street (B2) is getting its second and final retail tenant: Pure Green, a franchise juice bar ("coming soon"), selling cold-pressed juices and smoothies.

The location is just east of the building's residential entrance and on the path of those entering the Barclays Center from its Dean Street entrance.

So perhaps those waiting on long lines to get into the arena might share a smoothie?

At the corner of Flatbush Avenue and Dean Street, the first retail space was leased to Just Salad by late 2022. The first Yelp review was Jan. 13, 2023.

It's unclear why this all took so long, but it could be the landlord's desire to get both high rents and lower-risk "credit tenants." Original developer Forest City Ratner in March 2018 sold 461 Dean to Principal Global Investors.

As noted by Traded, the Pure Green lease was signed by Dec. 1, 2023, with an asking rent of $95/square foot.

A bit confusingly, Traded said the space is approximately 1,100 square feet, while the CBRE retail deck from 2022 (below), said the available retail space was 867 square feet, as did a previous real estate listing.

So it's possible Traded was wrong.

Note: the building has a blank facade just west of the building's main entrance (which itself is under the word  "DEAN") and just east of the section of Just Salad that wraps around to Dean Street.

That's marked by the vertical light-colored shades and black-reflecting glass, plus a door. That's not retail, but seems to be back office space for 461 Dean.
